What Is Revenue Management?

Revenue management is widely used in the self-storage industry to adjust pricing and increase revenue. This can include very low advertised rates for new customers followed by higher rent after move-in. Once your belongings are stored, switching facilities can be costly and inconvenient.

Extra Space Storage’s 2025 annual report states that its revenue-management systems analyze, set, and adjust rental rates daily across its portfolio. This describes portfolio pricing adjustments, not daily increases to each tenant’s rent.

A June 2013 industry article reported that approximately 50,000 Extra Space Storage customers per month received a 9% rent increase across the company.
